OCCUPANCY
Brackenwood can comfortably accommodate 4 people, with the accommodation
comprising of a double room and a twin room (which can be converted to a double if required). Additionally there
is a sofa bed for supplementary accommodation by arrangement. As we offer the Property primarily for family holidays
we reserve the right to refuse or curtail any reservation which appears to not meet this requirement, either by numbers in
the party or composition.
PERIOD OF HIRE
The property is let by the week on a Friday to Friday basis.
A holiday starts at 3pm on the day of arrival and ends at 10am on the day of departure.
SHORT BREAKS
There are times when we can offer short breaks either as a weekend
break (Friday to Monday) or as a mid week break (Monday to Friday). It may not be possible to arrange a short break
if only one or two days notice is given. For more information on availability please contact us.
CHILDREN
We welcome well behaved children of all ages at Brackenwood and
offer additional baby items for hire if required. Either a single folding bed can be supplied for a young
child or for a baby we have a cot if required. We do not however supply any baby cot bedding or linens
- please ensure that you provide these items yourself. Stair gates are automatically available for all holiday lets
with young children.
DOGS
Well behaved and fully house trained dogs are welcome to stay at
Brackenwood by prior arrangement only. A charge of £15 per pet per week is payable. We will provide you with dog
bowls and a dog towel for use during your visit.
We do request that you please ensure that your pets are not left
alone in the holiday property and they are not allowed on furniture. Pets are also not allowed in bedrooms.
As a courtesy to subsequent Visitors we do ask that they be exercised away from the garden and grounds.
GAS, ELECTRICITY, HOT WATER & HEATING
The cost of gas and electricity is included in our tariffs.
Hot water and heating is also provided by the Rayburn Aga cooking range, which can be thermostatically controlled to suit
your own requirements.
TELEPHONE
A telephone is provided for incoming and emergency calls only.
The number will be listed on the detal sent to you in preparation for your arrival.
Wi-Fi & FAX FACILITIES
This is a new service that will be installed this year, an additional
benefit to guests who either need to bring or would like to use their lap tops during their stay. Please contact us
for further details.
LINENS & TOWELS
Hypo-allergenic duvets and pillows are provided together with 100%
Cotton bed linens and towels. We do not however supply any baby cot bedding or linens.
For stays of more than one week additional linens will be left for
your use or you may prefer to take advantage of our newly introduced Housekeeping services. Please contact us for further
details.
DAMAGES & BREAKAGES
Please take care whilst you are staying in our property. You
are responsible and liable for any damages or breakages, to the accommodation or its contents during your stay. All
we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send
you an invoice for repair and making good if the damage or breakage is more significant, and we may make an additional charge
of £15 if you did not report this.
DEPOSITS
A non-refundable reservation deposit of £150 (£75 for short breaks)
is payable at the time of booking. Additionally a security deposit of £100 (£50 for short breaks) is payable with the
balance payment of your booking. You will be refunded this security deposit amount no later than the week after your
stay and we will account to you for any deductions made if necessary against damages, breakages and excess cleaning costs.
CANCELLATION & INSURANCE
Whilst it is not a condition of your booking to have insurance we
do strongly recommend it and would suggest that you also check that your policy includes cancellation cover, as once a booking
has been made you are liable for the full cost of the holiday and your deposit is not refundable under any circumstances.
By making your booking, our agreement is a legal contract and your
deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to
pay for the booking in full, even if we have not yet received your balance.
If we do succeed in re-letting the booking, you are no longer liable
for the balance, or we will refund it to you if you have already paid it, less a 10% administration fee provided your cancellation
was received in writing more than 6 weeks before your planned arrival date. Where your cancellation letter is received
less than 6 weeks before your planned arrival date this administration fee increases to 15%.
LIABILITY
We do not accept any liability for any damage, loss or injury to
any member of your party or any vehicle or possessions, unless proven to be caused by a negligent act by ourselves or our
employees or contractors whilst acting in the course of employment.
SMOKING
Smoking is not permitted in the house. Please also remember
that not all Visitors smoke, so perhaps additional attention needs to be made outside too before your departure - to clean
up after yourself!
COMPLAINTS
In the unlikely event that something should not be to your satisfaction
please contact us immediately and we shall endeavour to put matters right as quickly as possible. Additional cleaning
or minor repairs, for example, can usually be arranged without delay. Full detail of how to contact us will be supplied
in the property information file. We may not be able to resolve a problem to your satisfaction if you tell us of it
only on or after your departure. No such matters can be dealt with after completion of our rental period.
ARRIVAL
Brackenwood will be available to you from 3pm on the day of your
arrival. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing
the house for you.
NON-AVAILABILITY OF ACCOMMODATION
We would only cancel your holiday if your accommodation was unavailable
for reasons beyond our control. We would refund all monies paid by you for the holiday. Our liability would not
extend beyond this refund.
DEPARTURE
Your let period finishes at 10am on the day of your departure.
The proeprty is cleaned and thoroughly inspected between Visitors but there is only limited time available for this and we
do ask you please to leave your holiday home in a welcoming condition for the next guests.
