Cosy & welcoming this spacious and well eqipped holiday home accommodates 4 in comfort with scope for an additional infant / young child if required.   Well behaved pets are also welcome by arrangement.
	The property is entered by driving over the cattle grid or walking through the side gate in to a gravelled driveway next to the lawned front garden, which is surrounded by mature shrubs.             Ponies and donkeys pass right past the cattlegrid entrance and you can also enter these Forest woods from right outside the gate!

	Spacious Entrance Hall
	A welcoming entrance hall room, overlooks the rear courtyard and offers Visitors a quiet area of the house to read, catch up on holiday correspondence or simply enjoy a coffee overlooking the garden area.

Comfortable Lounge / Diner

The 28ft lounge / diner has comfortable sofas around a gas coal effect fire.    There is a colour television with DVD player and Freeview, CD player / radio and additionally a selection of books, games CD's and local interest DVD's for your added pleasure during your stay.    The dining area has a sideboard and a dining table that comfortably seats 6 people.  Of course a good selection of quality china, cutlery and glassware is provided.

Well Equipped Kitchen

The good sized fitted oak kitchen has a Rayburn Aga gas fired range cooker with an additional 4 ring gas hob and combination microwave.  A wide selection of quality pans, crockery and utensils as well as a dishwasher and freezer, a coffee maker and Kenwood mixer are also provided.   Warm and welcoming there are lots of hints and tips for the Aga inexperienced as well as a selection of cookery books and a comprehensive household manual.

	Downstairs Cloakroom
	Just off the main entrance hall is a downstairs       cloakroom with wc and basin.

	Attractive & comfortable Double             Master Bedroom
	The master bedroom has a 5ft attractively draped half tester bed.

	Second Bedroom
	The second bedroom has twin 3ft beds with pretty headboards. The twin room can be converted to king size by request.    Hypo-allergenic quilts and pillows are used on all beds and at Brackenwood we only supply the finest 100% cotton bed linens.

	Bathroom with power shower
	The generous sized bathroom has a wash hand basin, wc, bath with shower attachment and a seperate corner power shower as well as a shaver point.    100% Egyptian hand and bath towels are provided and included within the tariff.

A gated archway leads to the rear of the house and a courtyard garden.  There is a single garage which Visitors can use for storing bikes.               The rear courtyard garden area has a circular table with benching that will comfortably seat 8 and is perfect for those al fresco barbecues on a quiet balmy summer's evening.                 To sit quietly, listen to the forest waking up or simply relax with a good book try our quiet corner.

	A washing machine and a tumble dryer are available in the exterior utility room which incorporates our very popular dog showering facility.

Additionally

Brackenwood has gas fired central heating, which is included in the rental price together with all gas, electricity, hot water, bed linens and towels.    There is a telephone for incoming and emergency calls and Visitors have the use of Wi-Fi and an incoming fax facility which incorporates a copier.    For families with a small child or infant we have a cot and highchair but we do not supply baby linens which you would need to bring yourself.
