OCCUPANCY Brackenwood can comfortably accommodate 4 people,
with the accommodation comprising of a double room and a twin room (which can be converted to a king size bed if required).
- An additional infant
or young child can be accommodated by prior arrangement at a small supplementary charge if there are already 4 people being
accommodated.
- As the Property is offered
primarily for family holidays Forest Charm Ltd reserves the right to refuse or curtail any reservation which appears to
not meet this requirement, either by numbers in the party or composition.
PERIOD OF HIRE The property is let by the week on a Saturday to Saturday OR Tuesday to Tuesday basis. - A holiday let starts at 3pm on the day of your arrival and ends at 10am on the day of departure.
GAS, ELECTRICITY, HOT WATER & HEATING The cost of gas and electricity is included
in the tariffs. - Hot
water and heating is also provided by the Rayburn Aga cooking range, which can be thermostatically controlled to suit your
own requirements.
TELEPHONE A telephone is provided for incoming and emergency
calls only. - The
number will be listed on the detail sent to you in preparation for your arrival.
Wi-Fi & FAX FACILITIES We have both Wi-Fi and an incoming fax facility as an additional
benefit to guests who either need to bring or would like to use their laptops during their stay. LINENS & TOWELS Hypo-allergenic duvets and pillows are provided together with 100% cotton bed linens and towels.
However baby cot bedding and linens are not provided. - For stays of more than one week, additional linens can be arranged or you might like to take advantage
of our serviced linens option.
DAMAGES & BREAKAGES Please take care whilst you are staying in Brackenwood. You are responsible and liable for
any damages or breakages, to both the accommodation and its contents during your stay. - Any incidents must be reported as and if they occur. Minor
breakages are not normally charged for, but you will be sent an invoice for repair and making good or replacement if the
damage or breakage is more significant, and there may make an additional charge of £15 if you did not report any incident.
NON AVAILABILITY OF
ACCOMMODATION We would only cancel your holiday if your accommodation was unavailable for
reasons beyond our control. We would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
LIABILITY We do not accept any liability for any damage,
loss or injury to any member of your party or any vehicle or possessions, unless proven to be caused by a negligent act
by ourselves or our employees or contractors whilst acting in the course of employment. SMOKING Smoking is not permitted in the house. - Please also remember that not all Visitors smoke, so perhaps additional attention needs to be made
outside too before your departure - to clean up after yourself!
CHILDRENWell behaved children of all ages are welcome at Brackenwood, but
must be supervised at all times in or on the property. - For infants we can provide a cot and a highchair.
- All lets that include children have a stair gate available for use.
DOGS Well behaved and fully house trained dogs are also welcome to stay at Brackenwood but by prior arrangement
only. - A small supplementary charge
per pet is payable per week or short break.
- Dogs
are NOT allowed on the furniture or in the bedrooms and should never be left unsupervised in or on the property.
SHORT BREAKS Short breaks are offered either as a 3
night long weekend break commencing on a Saturday and finishing on a Tuesday OR as a 4 night long mid-week break commencing
on a Tuesday and finishing on a Saturday. DEPOSITSA non-refundable reservation deposit of £150
per week or short break is payable at the time of booking. A security
deposit of £100 is additionally payable with the balance payment of your booking. - You will be due a full refund of this security deposit amount
one week after your departure and we will account to you for any deductions made if necessary against damages, breakages
and additional cleaning costs.
CANCELLATION & INSURANCE Whilst it is not a condition of your booking to have insurance we do strongly recommend it and
would suggest that you also check that your policy includes cancellation cover, as once a booking has been made you are
liable for the full cost of the holiday and your weekly or short break booking deposit is not refundable under any circumstances. By making your booking, our agreement is a legal contract and your booking deposit is non-refundable.
If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full,
even if we have not yet received your balance. - If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will
refund it to you if you have already paid it, less an additional 10% administration fee of the period tariff provided
your cancellation was received in writing more than 6 weeks before your planned arrival date. Where your cancellation
letter is received less than 6 weeks before your planned arrival date this administration fee increases to 15%.
ARRIVAL Brackenwood will be available to you from 3pm on the day of your
arrival. - We
may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing the house for you.
COMPLAINTS In the unlikely event that something should
not be to your satisfaction on your arrival please do contact us immediately and we shall endeavour to put matters right
as quickly as possible. - Additional
cleaning or minor repairs, for example, can usually be arranged without delay.
- Full detail on how to make contact during your stay will be supplied in the property information
file.
- We may not be able to resolve
a problem to your satisfaction if you tell us of it only on or after your departure.
- No such matters can be dealt with after completion of the rental period.
DEPARTURE Your let period finishes at 10am on the day
of your departure. - The property
is thoroughly inspected between Visitors but there is only a limited time available for this and we do ask you please to
leave your holiday home in a clean and welcoming condition for the next guests.
- Failure to do so could result in additional charges.
