Entering the property there is a lawned area of garden with mature shrubs to the front of the house and next to the gravel driveway which provides off road parking to the front of the property, which is in addition to a private single garage through the archway past the front door.

Next to the garage is an exterior utility room, which will be re-furbished during 2008 and will also incorporate a newly installed dog shower facility.
 
There is a courtyard table and benches for Al Fresco enjoyment and a new barbecue for those sunnier and warmer evenings at home - we even supply some complimentary charcoal to get you started as well as additional stored garden furniture should you just wish to relax and enjoy the day.

Proceeding through the gated archway the front door leads off the side of the house to the entrance hall / garden breakfast room, which overlooks the rear courtyard.  Just off this entrance hall is a spacious downstairs cloakroom with wc and basin.

 
The 28ft lounge / diner has comfortable sofas (including a double sofa bed which can be made available as supplementary accommodation by arrangement) around a gas coal effect fire. 
 
Overlooking the front garden there is a new colour television with DVD player and Freeview, a new CD player / radio and additionally for 2008 we have introduced a new selection of books, games, CD's and local interest DVD's for your added pleasure during your stay. 
 
The Welcome book has been improved, reflecting the care we take in providing you with as much information as possible to assist you in the enjoyment of the property as well as your days out and about in the New Forest.

The dining area to the rear of the lounge is a pleasant area with a sideboard and dining table that comfortably seats 6 people. 
 
For 2008 we have a good selection of new quality china, cutlery and glassware.

The good sized fitted oak kitchen has a Rayburn Aga gas fired range cooker with an additional 4 ring gas hob.  Warm and welcoming there are lots of hints and tips for the Aga inexperienced as well as a selection of cookery books and comprehensive household manual.
 
Re-equipped with a wide selection of quality pans, crockery and utensils the kitchen also has a combination microwave, dishwasher, coffee maker and washing machine. 
 
Additionally a freezerand tumble dryer are available in the exterior utility room, which will be completely re-furbished during 2008 and will also incorporate a new dog shower facility.
 
We don't expect you to bring everything with you!  For 2008 we have introduced a starter pack of basic household necessities which will be awaiting you along with a nice bottle of chilled wine to start your holiday off in the right style!

The staircase from the hallway, leads up to a large and airy landing area.  Upstairs there are two bedrooms and a bathroom.
 
Bedroom 1 has a 5ft attractively draped half tester bed.
 
Bedroom 2 has twin 3ft beds with pretty headboards which can be converted to a 6ft double if required). 
 
For 2008 we have introduced hypo-allergenic duvets & pillows as well as 100% Cotton bed linens.

The spacious Bathroom has a wash hand basin, wc, bath and a separate corner power shower as well as a shaver point.
 
All new 100% Egyptian cotton hand and bath towels are provided.
 

Brackenwood has Gas fired central heating which is included in the rental price together with all other gas, electricity, hot water, bed linens and towels.
 
Additional basic baby travel items can be hired if required.
 
There is a telephone for incoming calls and emergency calls.  For those that can't leave that lap top at home we shall also be installing a new Wi-Fi facility during 2008.
 
Comprehensive guide lines on all appliances are provided in the improved household manual.  Additionally we have introduced a new Welcome book that reflects the care we take in providing you with as much information as possible not only to assist you in the enjoyment of the property but your days out and about in the New Forest too.
 
Finally, new pictures and finishing accents around the house reflect the surrounding forest, providing you with the right feel and atmosphere for a New Forest holiday.
